Superior Shores Resorts was sold to North Shore Resort Company for just under $15 million as of Jan. 1.

North Shore Resorts is a family owned company led by Bryce Campbell and his mother, Sheila, who also own Lutsen Resorts and Campbell Hospitality Group in Ontario.

“We look forward to expanding into the Two Harbors and Duluth market. Our goal is to be able to have lodging options to accommodate every guest that wishes to visit the North Shore," Campbell said.

Superior Shores had been on the market for 18-24 months, said Frank Jermusek, a realtor involved in the sale. In fact, Campbell said he looked at it before deciding to purchase Lutsen Resort in 2018. Previous owner Joe Re owned the resort for nearly 30 years.

Superior Shores consists of 184 units among the lodge, lake homes and the Burlington Bay condo development. Campbell said 131 units were included in the sale; the others are owned separately.

The 30-acre property includes Kamloops, a bar and restaurant; four pools; and a event center which can accommodate up to 280 people.

What drew Campbell to the property was the location — close to Two Harbors yet up on the shore, he said. He's most excited to begin developing and adding various amenities, such as rental equipment for cross country skiing, snowshoeing and ice skating.

"We want to focus on creating guest experiences," Campbell said. "We want to be a place that attracts people throughout the year, not just during the busy tourist season."

Campbell has plans to revamp the restaurant within a year and add a spa to the facility. Those are the only plans for redevelopment on the site in the immediate future, he said.

Campbell is moving to Two Harbors to take on the day-to-day business management of the resort, while his mother will continue running the businesses in Ontario.

The sale of Superior Shores is the fourth large-scale resort sale on the shore in four years:

  • Gunflint Lodge in Grand Marais sold for around $6.8 million in 2016.
  • Campbell's North Shore Resorts bought Lutsen Resort for a reported $8 million in September 2018.
  • In May 2019, longtime owner Bob Ryan sold Odyssey Resorts to Blackburn Investment Management of Minneapolis and Madison Hospitality Group of Brainerd for an undisclosed amount. The portfolio consisted of six resorts between Duluth and Grand Marais, including Grand Superior Lodge and Larsmont Cottages.
